Reservations
Reservations can be made up to one (1) year in advance. Rates and properties are subject to change without notice. Rates and properties are not guaranteed.

Confirmations
Upon receipt of your advanced reservation payment, your reservation confirmation will be e-mailed to you. Enclosed will be directions, arrival instructions, and other information needed for check-in.

Rates
Rates are subject to change without notice. Emerald Alamo Vacation Rental reserves the right to correct rates that may have been misquoted regardless of how the error was made.

​

Taxes
Taxes are subject to change and will be reassessed to each reservation. Guests are responsible for paying all applicable taxes in full prior to checking in.

Cleaning Fees
A non-refundable housekeeping fee will be charged to all reservations. Properties left in extremely dirty or abused condition will be subject to additional cleaning fees.

Cancellation
It is strongly encouraged that all guests purchase their own Travel Protection Insurance. Any guests choosing not to purchase Travel Insurance may only cancel 14 days prior to their scheduled arrival date and receive a refund of the advanced payment, minus a 10% cancellation fee.  Guests cancelling inside 14 days from their scheduled arrival date are not eligible for a refund. Emerald Alamo Vacation Rental does not give refunds for Man-Made and/or Technological disasters or Pandemics.

Natural Disaster
No refunds will be made due to Hurricanes, Tropical Storms, even in the event of mandatory evacuations. Refunds for Hurricanes or Tropical Storm evacuations are only given through Generali Travel Protection Insurance.

Check-In Time
Check-in time is between 4 p.m. – 10 p.m. local time. In some cases, access to your property may be unavoidably delayed due to cleaning or maintenance issues (especially during high demand seasons). Emerald Alamo Vacation Rental makes it a priority to expedite this process, but will under no circumstances issue compensation for check-ins after 4 P.M.

Check-out Time
Check-out time is no later than 11 a.m. local time on the scheduled day of departure. Any guests departing after 11 a.m. will be subject to an additional fee. Guests are expected to leave the properties in neat condition, take out all trash and clean all dishes. If a property is left excessively dirty guests will incur additional charges.

Property Damage Deposit
An active credit card is required to be held on file in the event of property damage. This is a $450.00 refundable fee that covers damage. Accidental damage MUST be reported and disclosed to owner prior to check-out to be considered accidental. Missing or lost items are not considered accidental damage and will be subject to guest charge at replacement cost. Intentional damage of any amount is not covered and will result in the credit card on file being charged for the full amount of the damages at replacement cost. Any accidental damage will be charged to the credit card on file. Any damage noticed upon arrival must be reported immediately to our office. By making a reservation with Emerald Alamo Vacation Rental you hereby waive your right to dispute any charges that are made to your credit card regarding the terms of this policy or in violation thereof.

Minimum Stay Requirements
Most dates require three (3) night minimums. In some cases, a minimum stay of 1 night will be allowed. Guests are encouraged to contact with a representative before making reservations.

Keys
Our home is keyless, and access code will be emailed upon the day of check-in.  Any locks or key that has been found to be tampered with will incur a fee.

 

Pets
Pets are not allowed. 

​

Smoking
Smoking is not allowed on the premise. Any guests found to be in violation of this policy will be billed an additional fee and subject to eviction.

Subletting
Reservations are not transferrable.

Condition of Rental

The property shall be in the same condition upon departure as at check-in. Normal wear and tear excepted. Emerald Alamo Vacation Rental representative or vendor may enter the property at reasonable times to make repairs or provide housekeeping service. Guest may cook in areas specifically designated for cooking. Guest must immediately notify Emerald Alamo Vacation Rental representative of fire or other damage to property. Guest shall be liable for all acts of the family, invitees, employees, or other persons invited onto the property.

Maintenance
Please report any maintenance issues to us during your stay. Maintenance orders will be handled in the order they are received. Emerald Alamo Vacation Rental staff and authorized vendors may enter the properties to respond to any maintenance or housekeeping issues during your stay. There are NO refunds or adjustments for maintenance issues or unforeseen failures such as the supply of electricity, water, telephone, television, cable or satellite providers, appliances, or air conditioning.

Internet
Internet access is free of charge. Emerald Alamo Vacation Rental does not, however, guarantee internet connectivity. If a guest does access any internet content during your stay you do so at your own risk and are responsible for ensuring that any accessed material does not violate laws regarding copyright, trademarks, pornography or any material deemed slanderous, defamatory or offensive. No refunds will be given due to loss or interruption of internet service.

Grills

Private grill is available at the property as a courtesy and are to be used solely at your own risk. Charcoal, and grilling utensils, as well as proper grill usage are your responsibility. Emerald Alamo Vacation Rental is strictly prohibited from refilling or replacing charcoal. Grills is not disassembled or deep cleaned in between guests. Guest is responsible for cleaning after use.

What do you need to bring on your Vacation?
Emerald Alamo Vacation Rental properties are stocked with many of the comforts of home, including bedding and kitchen essentials such as dishware and utensils.  Upon arriving for your vacation, you will find your rental has been stocked with an initial supply of toilet paper, paper towels, hand soap and trash bags. These should get you through your first 24 hours, but you will want to pick up additional supplies to get you through the remainder of your stay. Napkins, condiments, cooking spices and coffee filters are other things you may want to purchase while at the store.  Other items you might want to consider bringing, or renting from a local company, include cribs, pack-n-plays, highchairs and any other items required by the youngest travelers in your group. 

 

Neighborhood
The neighborhood have strict rules in many cases regarding parking, garbage removal, towels hanging from balconies, trailers and RVs. For questions about restrictions in neighborhoods please contact an Emerald Alamo Vacation Rental representative. In the event of non-compliance guests are responsible for any fines that may be imposed. Guests are encouraged to be good neighbors.

Construction

Emerald Alamo Vacation Rental cannot predict construction plans in the area and therefore, cannot be held responsible for any inconvenience. No refunds will be given in the event of nearby construction or on-site construction required to preserve the integrity of the building or structure.

Special Events
Events or parties are not allowed without permission of the owner. If found, guest is subject to eviction and fines.

​

Occupants

No more than 10 person(s) may occupy the property at any one time unless the prior written consent of the owner is obtained. All guests over the age of 12 are counted towards the maximum. Any party falsely representing the number of people, or exceeding the maximum may be subject to immediate eviction without refund.

Disclaimer
Guest agrees that Emerald Alamo Vacation Rental shall not be liable to Guest, Guest's guest, Invitees or any Person for any injury, loss or damage to any Person or Property on or about the rental premises. Guest shall hold Emerald Alamo Vacation Rental harmless and indemnified from and against all loss or damage occasioned by use, misuses or abuse of any part of or fixture on the premises, surrounding areas and from or against any omission, neglect or default of the Guest, his/her Guests or Invitees. The Guest acknowledges that Emerald Alamo Vacation Rental acts solely in the capacity of Agent for the property owner, assumes no liability hereunder.
